Sarasota Home Inventory Levels

Real estate prices are largely determined by supply and demand. One way to measure this is chart inventory level and sales. Below you will find a chart of the last 3 years of activity including properties sold, on the market and under contract in Sarasota county.

As you can see inventory levels hae dropped dramatically. Depending on where you measure Sarasota has roughly 60% of the inventory it once had. Also, notice the spike in sales and pending sales. This is due to declining home prices. Currently, Sarasota has about 10 months of inventory of single family homes and 16 months of condo inventory.

My client closed on this wonderful beach front home at 1162 Horizon View Drive on south Siesta Key. This home was an amazing purchase. This home has over 5,000 square feet, 2004 construction, breathtaking beach and Gulf of Mexico views and Siesta Key location. The original list price was $3,300,000.The final sales price (public record) was $2,495,000. That is an amazing value for this home. There have been several beach front sales recently between $2 million and $2.5 million. Those homes were generally built in the 1960's and 1970's and were either much smaller, much older or both.
